Hello, it’s Phil Aitken, I’m so excited to say congratulations on getting an accepted contract on your home. We know it’s a very busy time for you. We will do all we can to make this process easier for you and we are thrilled to be a part of helping you with the sale of your home.
There are a lot of steps in this process, not to mention moving and our team is designed to help you every step of the way.

So I want to focus on what happens next –
Now that you have a contract, we have instructed the title company to order the title work. They will complete their search in a few days. Soon they will be sending you an email and ask for information about ordering the payoff of your home loan as well as information like your social security number to verify there are no liens against your name. We do not need to know this only them. If you do not want to put it on an email you can call the title company and provide it to them.

At the same time, the buyer’s agent will be scheduling a home inspection for your home. There is not much to do to prepare, but I have a video that will come after this email that helps you get ready for the inspection. Typically the attendees are the inspector, their agent and the buyers. We often attend as well to represent your interests. The house does not have to be perfectly show ready for the inspection.

We will also put the status of the home in the Multiple Listing Service as “Under Contract.” Once we do that, most of the showing activity will stop. But occasionally some agent will ask for a showing. It’s up to you if you want to allow showings.
