This is such an exciting time! Congratulations on getting a contract on a home! There are a few steps to this process but it is relatively simple.

Congrats! Your Home is Under Contract – Now What?

Congratulations on taking the first step towards becoming a homeowner! Getting a contract on a home in Jacksonville is an exciting time. But before you can move in, there are a few important steps you’ll need to take. You want to ensure your new home is in good condition and ready for you to enjoy.

Here’s what to expect…

Step 1: Send your contract to your lender

The first step after getting a home under contract is to send it to your lender. This will start the loan application process. You’ll need to get in touch with your lender either online or in person to sign the loan application documents. This is critical before you can close.

Step 2: Schedule a home inspection

Once your lender has received your contract, it’s time to schedule a home inspection. We can help you with this process and will schedule an inspection for you. It’s best if you can attend the inspection, but if you can’t, we’ll have someone attend with the inspector.

During the inspection, they’ll check the HVAC, water heater, appliances, electrical and plumbing systems, insulation, and roof condition. The inspector will also check for any other issues that could represent future problems or repairs for you.

Step 3: Negotiate repairs

After the inspection, we’ll document the items that need to be repaired in writing. In most cases, the home sellers will fix broken things. However, this is a point of negotiation, so you’ll need to be prepared to negotiate if necessary.

Step 4: Purchase a home warranty

One thing you should know is that you can purchase or ask the seller to purchase a home warranty for you that covers all the major systems for up to one year after closing for just a $100 deductible. This is a great way to ensure that you won’t have any unexpected expenses in the first year of homeownership.

Step 5: Additional inspections

As a buyer, you have the right to inspect the home for as many items as you like. Typically, we see buyers order a general home inspection and a termite or WDO inspection. These two inspections will run about $500, give or take. If you’re buying a home with a well and septic, there should be one or two additional inspections. These include a bacteria test on the well water. especially if you’re getting VA or FHA financing.

By following these steps, you’ll avoid any unexpected expenses and ensure that your home is ready for you to enjoy.
